Questions to ask before you list your property.

How many offices are in your Multiple Listing Service?
 
Many Realtors belong to a MLS and the public thinks they are all the same...but they are not!!!  Some Multiple Listing Services have 100+ offices and some have as few as 20 or less. Today the Internet is the place for Global exposure and getting the most bang for your buck. We at C. James Realty use the Internet for the major portion of our marketing tools to sell your property.

Do you cooperate with and compensate all brokers and agents, no matter where they come from?
 
Once again, many realtors, brokers and agents think they can offer referal fees to out of town brokers or agents, or try and deal with members of their own board, etc. The bottom line is if they do that then they are placing their interests above yours (sellers) and it is illegal and unethical.  Call your broker and make believe you're from out of town and see what he/she says about sharing the commission.  Will she/he not take a contract to sell your house if they don't get their way?  If so, get rid of them; you don't need that self centered type of representation.
 
Here at C. James Realty we will compensate and cooperate with any legal agent, broker and Realtor no matter where they are from.  We are here to sell your house - period.  

What type of representation are they offering you?
 
If it is transaction broker, then ask them to reduce their commission since they are not giving you the full benefit of their expertise. With transaction brokerage, you and the buyer are both customers of the agent, he/she owes you only limited representation and divided loyalty.

We are out to make you the best possible deal for the purchase or sale of your home, business, or investment.  We take responsiblity for all our actions - this is not a Democratic office!  lol

When are they available to assist you with your real estate needs? Do they work weekends, go on vacations, etc.?
 
I have seen brokers and Realtors go on a vacation and leave no one to show their listings.  In some areas that wouldn't matter since, in the majority of the state, most of the professional boards have lock boxes. But in this area, if you can't get the listing agent or the broker to give you a key or let you in, you're out of luck, and out of a sale.
